What you're signing, why, and what's negotiable: before you're asked to sign it.

Why do I sign something before we tour?

Under practice changes that took effect in August 2024, agents who are MLS participants must have a written agreement with a buyer before touring a home together, whether in person or virtually. It makes the relationship and the fee clear up front.

What does the agreement say?

What services we provide, how long the agreement lasts, and the compensation we'll receive: a specific amount or rate you can see, not an open-ended range. We can't be paid more than the agreement says from any source.

Is the fee negotiable?

Yes. Commissions are not set by law and are fully negotiable. We'll explain what's included at each level of service.

Who pays?

It depends on the deal. You may pay directly, or you can ask the seller to contribute as part of your offer; some sellers offer concessions on their own. We'll go over the options for each home before you write an offer.

Can I start with a shorter commitment?

Yes. Many buyers start with a short agreement covering a single tour or a few weeks. Ask us about it.
