Charlotte market report: September 2026

Inventory kept climbing in September and homes took a little longer to sell, but well-priced homes in close-in neighborhoods still went under contract within two weeks. All figures are illustrative for this demo.

The numbers

  • Median sale price: $418,000, up 2.1% year over year
  • Active listings: 6,240, up 14% year over year
  • Median days on market: 24, up from 19
  • Sale-to-list price: 98.4%
  • Months of inventory: 2.9

What it means for sellers

Buyers have more choice than a year ago, so pricing right on day one matters more than it has since 2019. Homes that needed a price cut sat a median of 41 days; homes priced from the comps sold in 11.

What it means for buyers

More inventory means more room to negotiate repairs and closing costs, especially on homes listed longer than three weeks. The best-presented homes in Dilworth, Myers Park and Plaza Midwood still drew multiple offers.
